If you're buying or selling a $1M+ home, the agent you hire matters more than almost anything else in the deal. Fresno and Clovis have a real luxury market now, but it's still small. There are fewer buyers, fewer comparable sales, and a lot less room for mistakes than in the mid-priced market.
A great agent at $400K is not automatically a great agent at $1.5M. Pricing, marketing, privacy, and negotiation all work differently at the top.
I'm Paul Singh, a Fresno-Clovis agent with 12+ years in the Central Valley and a focus on luxury and relocation clients. Below are the 9 questions I'd ask any luxury real estate agent in Fresno before hiring them, including me. Use them in your interviews and compare the answers.
What "luxury" means in Fresno-Clovis today
In our market, luxury generally starts around $1 million. That's more than double the typical mid-tier Fresno home, which sold for a median of about $423,000 in January 2026 (Redfin via Stacker).
The top end goes much higher. 2025's biggest sales in the Fresno area included a $4 million home in Friant, $3.8 million in north Fresno (93711), and $3.5 million in northeast Clovis (93619) (Redfin via Stacker).
Here's how I break the market into tiers:
Tier | Price range | What you typically get |
|---|---|---|
Entry luxury | $1.0M–$1.8M | Newer custom or semi-custom homes, 3,500–5,000 sq ft, pool and outdoor kitchen, top Clovis Unified zones |
Upper luxury | $1.8M–$3.0M | Gated or golf communities, larger lots, high-end finishes, guest casitas |
Estate | $3.0M+ | Acreage, bluff or lake views, foothill and mountain properties, one-of-a-kind builds |

9 questions to ask a luxury real estate agent in Fresno
1. How much of your business is in the $1M+ range?
Ask for their luxury sales over the past two or three years, and which neighborhoods they were in. An agent who works this price range regularly knows the buyers, the builders, and the quirks of high-end homes. Someone who sells one luxury home every few years is learning on your property.
2. How will you price a home when there are so few comparable sales?
This is the hardest part of luxury real estate in Fresno. A neighborhood might see only a handful of $1M+ sales a year, and no two estate homes are alike. A good agent goes beyond the MLS. They adjust for lot size, views, finishes, and outbuildings, and they look at recent pending and off-market activity.
Price too high and the home sits, which in a small luxury pool becomes a stigma fast. Ask the agent to walk you through how they'd build the number.
3. What does your marketing plan look like for a luxury listing?
At this price point, photos alone aren't enough. Expect to hear about:
Professional photography, twilight shots, and drone footage
Cinematic video and a 3D tour
A dedicated property website
Targeted social media ads, including to Bay Area and Southern California buyers
Print pieces and broker previews
Ask to see marketing from a recent listing.
4. Can you sell privately or off-market?
Many luxury sellers don't want their home, floor plan, and security features online for months. Ask whether the agent can run a quiet, pre-market campaign through their network before going public, and how they balance privacy with reaching the most buyers.
5. How do you vet buyers and handle showings?
Every showing of a high-end home should be with a buyer who has proof of funds or a strong pre-approval. Ask how the agent screens buyers, whether they attend every showing, and how they protect valuables and privacy.
6. Do you know the details that matter on high-end properties?
Luxury homes in our area often come with issues the average agent rarely sees. These include acreage, wells and septic, solar leases, pool and spa systems, guest units, and HOA rules in gated communities. Your agent should spot these early, before they become problems in escrow.
7. Who is on your team of trusted local contacts?
A luxury agent should have reliable contacts for jumbo and portfolio lenders, specialty inspectors, appraisers who know high-end homes, stagers, custom builders, and designers. Ask who they'd bring in for your deal.
8. Do you work with relocation buyers?
A big share of Fresno-Clovis luxury buyers are coming from the Bay Area, Los Angeles, and out of state. They're drawn by space, schools, and value. An agent who works with relocation clients knows how to market to them, and how to guide them through neighborhoods and school zones from a distance.
I write about this often. See Relocating from Los Angeles to Fresno or Clovis and my Fresno-Clovis Guide.
9. How will you communicate with me?
Ask how often you'll get updates, what feedback you'll receive after showings, and who you'll actually be talking to. For sellers, a weekly update with showing activity, buyer feedback, and market changes should be the minimum.
It also helps if your agent speaks your language. I work with clients in English, Punjabi, and Hindi.

Frequently asked questions
Do luxury real estate agents charge more?
Not necessarily. Commissions are always negotiable and are not set by law. What should change at the luxury level is what you get: more marketing spend, better presentation, and more of the agent's time. Ask for the full marketing plan in writing before you compare fees.
How long does it take to sell a $1M+ home in Fresno?
It usually takes longer than a mid-priced home, because the buyer pool is smaller. Well-priced, well-presented homes in top areas can still sell quickly. Overpriced ones can sit for months. Your agent should show you current days-on-market data for your price range and neighborhood.
Is Fresno or Clovis better for luxury buyers?
It depends on what you want. Clovis, especially 93619, is popular for newer custom homes and Clovis Unified schools. Fresno offers historic estates in Old Fig Garden and Van Ness Extension, plus river-bluff, lakefront, and golf communities in the north. Many buyers tour both before deciding.
Can I buy a Fresno luxury home if I'm relocating from the Bay Area?
Yes. Many of my clients are Bay Area and Southern California transplants. With video tours, virtual consultations, and a local agent who previews homes for you, you can narrow your search before you ever fly in.
What should I look for in a luxury real estate agent in Fresno?
Look for experience in the $1M+ range, a clear pricing method, a strong marketing plan, a trusted local network, and fast, honest communication. The 9 questions above are a good place to start.
Ready to talk about your luxury home?
Whether you're buying your next home or thinking about selling, I'm happy to meet for a private, no-pressure consultation. Ask me all 9 questions.
For sellers, I'll put together a confidential home valuation based on the details that matter at the top of the market, not just an online estimate.
